Hotel Policies:

Cash payments for accommodations are not accepted. We accept Visa, Mastercard, American Express and Discover cards.

All guests must provide a valid credit card that can be authorized for the full amount of the reservation plus $250 for incidentals.

Refunds may take up to 10 business days to be returned back to the card.

Guests who choose to depart earlier than the reserved date is NOT entitled to a refund of the remaining un-stayed nights.

Guest must cancel or modify by 3:00 PM three days prior to the arrival date to avoid cancellation fees. Guest will be charged the cost of the first night if they cancel within the three days before arrival. If the guest is no call, no show they will be charged the total price of the reservation.

This building is non-smoking. If cigarette smoke is detected in or outside your room at any time during your stay or upon check-out a guaranteed $500.00 fee will be charged to your credit card. 

Car and truck parking is free at the property; please note we offer only one (1) vehicle space per room. Due to city code enforcement ABSOLUTELY, NO BUSES, TRAILER, BOAT, OR RV PARKING. Extra vehicle, boat or trailer parking must be stored at a payable lot in the immediate area.

You are liable for any damage howsoever caused (whether by the deliberate, negligent, or reckless act) to the room, fixtures, furnishing, and equipment including the removal of electronic equipment, towels, artwork, etc. hotel’s premises or property caused by you or any person in your party whether or not staying at the hotel during your stay will be charge at 120% of full and new replacement value plus any shipping and handling charges. Any damage to hotel property, whether accidental or willful, is the responsibility of the registered guest for each room. Any costs associated with repairs and/or replacement will be charged to the credit card of the registered guest. Should this damage come to light after the guest has departed, we reserve the right and you hereby authorize us to charge your credit or debit card for any damage incurred to your room or the Hotel property during your stay, including and without limitation for all property damage, missing or damaged items, smoking fee, cleaning fee, guest compensation, etc. We will make every effort to rectify any damage internally prior to contracting specialist to make the repairs, and therefore will make every effort to keep any costs that the guest would incur to a minimum.

PETS UNDER 30 lbs are welcome with a pet fee of $15.00 per night unless certified as a service animal. Pets are NOT permitted in the pool. We welcome pets in our rooms, but not their waste. 



Volusia County Beaches do not allow dogs on the beach however there is a dog friendly beach in Ponce Inlet, 5 miles South on A1A.

Should you leave dirty dishes in your room after checking out, you will be charged a $25 Dirty DIsh Fee.

Un-bagged Trash:
Before vacating your room, ensure all trash is gathered, contained, and in bags. Garbage bags are available at the front desk. Guest rooms found with trash strewn about, will be charged a $50 trash fee.

This property is privately owned. The management reserves the right to refuse service to anyone. Management is not responsible for accidents or injury to guests or for loss of money, jewelry, or any other valuables of any kind.

What Guests need to Know: 

  • This hotel is our laid-back family vacation house & our guests are like family, please be respectful of our home and guests.
  • No smoking cigarettes in rooms! Avoid a $250 fee, smoke on the balcony with the door shut.
  • Please close the back sliding door when the AC in your room is on so it doesn’t burn up.
  • No dogs are allowed on the beach. There’s a beautiful dog friendly beach in Ponce Inlet.
  • Housekeeping does not service rooms. Please place dirty towels, linens, and trash outside your door BEFORE 12pm. We will remove and replace them for you.
  • If you have excessive trash, we ask that you take it out to the dumpster located near the exit at the north side of the parking lot.
  • We are a small hotel with limited manpower & inventory. We document & charge for stained linens, missing pillows, damage to property, trashed rooms, dirty dishes, & especially pet messes.
  • The lobby is the 2nd floor, the ice & vending machines are located on the 1st
  • We offer a light, grab-and-go continental breakfast available 6am-10am in the lobby. Items are limited. Please be considerate of other guests.
  • Construction on the seawall is due to begin in September 2023. We currently have a sea turtle nest at the north corner of our property.
  • We hope to have the pool back open by Spring 2024.
